GENERAL TERMS AND CONDITIONS OF SERVICE

1. Identification of the companies operating under the KADORA brand

The following companies (hereinafter, the “Companies”) operate under the KADORA brand (hereinafter, “KADORA”):

  • VStudent Sevilla S.L.U.
  • VStudent BCN 22Arroba, S.L.U.
  • Residencia de Estudiantes Sarria, S.L.
  • Dijon Investments, S.L.
  • VStudent Portugal, S.A.
  • VStudent Portugal 2, S.A.

 

KADORA owns and/or manages residences located in Granada, Barcelona, Seville, Zaragoza, and Porto, primarily intended for student accommodation and individuals connected to the academic environment, as well as for providing complementary services.

2. Scope of application

These terms govern access, browsing, and use of the website, as well as the contracting of services offered by KADORA.

All individuals accessing the website and contracting services shall be considered users and/or residents.

Services are mainly aimed at students and individuals linked to academic or training environments.

3. Services offered

KADORA may offer, through its residences, the following services:

  • Temporary accommodation services
  • Rental of spaces and facilities for activities related to the academic, institutional, or sports fields

The specific conditions of each service will depend on the residence, the type of service contracted, the duration of the stay, and the availability at any given time.

KADORA may offer additional services related to accommodation, separate from those included in the main contract. The contracting of such services by users will be voluntary and may be carried out by selecting them in the accommodation contract or through the channels made available by each residence.

The information published on our website is for informational and guidance purposes only; in all cases, the provisions set out in the accommodation contract shall prevail.

4. Booking and contracting process

  • Temporary Accommodation Services:
  1. Users wishing to contract a full stay:

Users may request the reservation of a unit through the portal available on our website.

Once the user has selected the destination, duration of the stay, type of unit and, where applicable, additional services, the user will be redirected to the corresponding accommodation contract, which must be read and expressly accepted by all parties.

The formalization of the contract shall be subject to the prior payment by the user of the amount corresponding to the enrollment fee or “booking fee” in favor of KADORA, under the terms set out in the accommodation contract. This amount shall be non-refundable.

The signing of the contract shall imply its execution with binding effect, as well as the full acceptance of all its terms and the annexes thereto.

All data provided shall be processed in accordance with the provisions of our Privacy Policy.

2. Users wishing to contract a short stay:

Users may request the reservation of a unit for short stays in any of our residences by contacting the relevant residence directly using the contact details provided in the “Contact” section of our website.

Once the request has been received, KADORA will send the user the corresponding reservation form in order to initiate the contracting process.

This service also extends to users acting as companies or agents, who may request the reservation of one or more units in any of KADORA’s residences, in accordance with the same contracting procedure established for individual users.

  • Rental of spaces and facilities for activities related to the academic, institutional or sports fields:

Users interested in renting any of our spaces or facilities in any of our residences may do so by contacting the relevant residence directly using the contact details provided in the “Contact” section of our website.

Once the request has been received, KADORA or the relevant residence will contact the user in order to provide the necessary information and, where applicable, initiate the contracting process.

The availability of spaces and facilities available for rental may vary depending on each residence, and KADORA reserves the right to determine, in each case, which may be subject to contracting.

The use and rental of such spaces and facilities shall be subject to the specific conditions agreed between the user and the relevant residence, as well as to the applicable contractual terms and conditions.

 

5. Access to the Facilities

In some of our residences, access to the units may require the use of digital tools, including specific mobile applications that the resident or user must download and use to access their unit or the facilities.

The resident or user shall be responsible for the proper use of such systems, as well as for safeguarding the access credentials or tools provided.

6. Price and Financial Conditions

The price of the services offered by KADORA shall be determined based on:

  • Selected residence
  • Type of unit
  • Duration of the stay
  • Services contracted

All costs arising from payments, such as bank fees, transfer charges, or currency exchange costs, shall be fully borne by the resident.

The payment methods accepted by KADORA may include, among others:

  • SEPA direct debit
  • Bank transfer
  • Debit or credit card
  • On-site POS terminal
  • Online payment gateways

7. Additional Services or Activities

KADORA may offer services, temporary campaigns, or additional activities at each of its residences. Such services shall be optional and must be paid for separately by the resident or user, in accordance with the rates in force at any given time.

8. Internal Regulations

All KADORA residences have Internal Regulations, which will be provided to users at the time of contracting or will be available at the residence itself.

Through these regulations, KADORA governs the use of the facilities, coexistence, and the proper functioning of services, and compliance is mandatory for all residents and users.

Failure to comply with these rules may result in the adoption of the measures set out in the accommodation contract.

The rights and obligations of the parties are governed by their respective contracts, which are recommended to be read in full.
