What is Kadora?

Kadora is VALEO MANAGEMENT’s student residence brand, offering students en-suite accommodation, communal areas and services with a carefully designed layout for the best student experience.

Booking a room with us is very simple:

Once you have decided, simply click on ‘Book’ and follow the steps to make your reservation.

If online bookings aren’t your thing or if you have any questions, contact us by telephone or email, letting us know your preferences (for example, if you want to live with your friends), and we will do our best to make your wishes come true. At LIV Student, we like to give you that personal touch.

Of course! When you begin the online booking process, or while we do it over the phone, we will generate an accommodation contract that will include all the details.

Yes. As our name suggests, our residents must be students. Therefore, all residents must be studying full-time or part-time and provide proof of this.

Of course! Just give us a call or let us know the names of your friends when you make your booking, and we will do our best to ensure you can all stay together.

We want all our residents to live surrounded by like-minded people, so if you make your booking as an individual resident with no preference to live with friends, we will do our best to place you in a room close to other residents from your university and/or course.

We have a limited number of places available for short-term contracts. Please call us to discuss your particular situation so that we can offer you a contract tailored to your needs.

At Kadora, EVERYONE IS WELCOME, which is why our facilities are adapted so that everyone can enjoy the Kadora experience. If you have any medical requirements or disabilities, please call us so that we can assign you a room that suits your needs.

We offer different payment options because we know that everyone’s situation is different. You can pay monthly or in a single payment in advance, whichever you prefer. Your accommodation contract will indicate the payment dates, and you can also check them in your Kadora user account. Our team is at your disposal if you have any questions about which option to choose.

It can happen to any of us; we understand. Your scholarship or income may be delayed, or any other unforeseen circumstance may arise and prevent you from paying your fees on time. Talk to the Kadora team at your residence and explain your situation so that we can help you.

All deposits from our residents are held in the corresponding bank account and are returned at the end of your stay with us. In the event of non-payment or damage to your room (as well as to the shared living room/kitchen in the case of shared flats), we will deduct the unpaid amounts or repair costs from your deposit, so it is important that you use your room and the rest of the facilities responsibly.

We apologise, but we do not allow pets. Not even that lovely fish in your fish tank.

Some of our Kadora residences have parking spaces available at a special price for our residents. Please enquire at your residence, and we will provide you with all the information you need.

Yes, we have a private bicycle parking area outside. Use is free of charge, but you must bring your own lock.

All Kadora student residences are open 24 hours a day, and there is always someone from the team on site who you can contact in case of any situation. We also have a closed-circuit camera system, because your safety and peace of mind are our top priority.

Our maintenance team is always available at the residence to resolve any issues that may arise during your stay with us. If you have any maintenance issues, please inform the reception team by email, via the Kadora portal (“MYLIV LOGIN”) or in person.

This is a series of events designed to encourage all our residents to immerse themselves in our SPIRIT, while making friends and looking out for one another as they discover new experiences. SPIRIT stands for Social, Personal, Interesting, Recreational, Inspirational and Thoughtful/Talented. Our residents will help us shape the programme alongside our team. Here’s a little taste of what you can expect: Exercise and fitness programmes. Cooking masterclasses. Music events. Discounts and promotions at the coolest places in town. Online discounts at partner websites. Talks and debates on topics that affect students today, moderated by entrepreneurs and leading figures in the field. Mindfulness and wellness workshops.

All kitchens are equipped with ceramic hobs, ovens, microwaves and fridges with freezers (one fridge per resident). You will need to bring your own kitchen utensils, cutlery, pans and crockery.

All common areas in shared flats are cleaned weekly or monthly (depending on the residence) by our team. However, you will still need to keep your room, bathroom and common areas clean and tidy, as well as putting everything in the dishwasher and taking out the rubbish and recycling in appropriate bags.

Recommend the residence to your friends so you can enjoy the experience together, and you will receive a discount for each friend you bring to live in the residence. Contact our team for more information.

Our Wi-Fi is unlimited, super-fast and included in your monthly fee. You can connect up to 8 devices in your room via Wi-Fi, and the wired connection reaches speeds of 100MB. If you still want to connect more devices, you can do so for €15 per month.

Your room has a double bed (120 cm, 130 cm or 135 cm depending on the type of room) with storage space, a wardrobe, USB charging ports next to the bed, power sockets under your study desk, a desk lamp, an ergonomic study desk and chair, a window with blackout blinds and an en-suite bathroom. The studios also have a dining table and a fully functional kitchen that includes an oven and/or microwave, ceramic hob and compact fridge with integrated freezer.

The lounge includes a 40″ or 50″ Smart TV (depending on the residence), sound bar, sofa, half fridge per resident, beanbags and a large dining table with chairs for all residents.

You may move in from the date agreed upon in your contract. We will contact you with relevant information to make your arrival and move as comfortable as possible.

You will need to present an original identification document with a photograph (ID card, passport or foreigner identification number), payment for the first month and the signed SEPA document. If you have any questions or comments, we are at your complete disposal via email, telephone or WhatsApp.

In compliance with the GDPR (General Data Protection Regulation), we cannot provide you with the names or contact details of other residents, but we will provide you with welcome information before your arrival. There we will inform you how to connect with the other residents of Kadora.

Of course. However, if you are going to arrive outside of normal reception hours, please let us know in advance so that we can assist you and ensure that everything is ready for your arrival. Exceptionally, check-in times may be limited in order to ensure social distancing and prevent excessive crowding in common areas. If this situation arises, we will inform you well in advance.

No. You are not permitted to sublet your room to another person during your stay with us.
